DESIGN/BUILD CONSTRUCTION

Preliminary Phase
What may be needed for this phase is different for each client. Some clients need assistance in property selection and building configuration, while others have built many times and know their land and building needs very well. For this reason we present all the services we offer in the preliminary phase and all or part of them may or may not be needed.

 

 

 

 

Site Selection.

  • Zoned properly for the intended use.
  • Size and shape of property suitable for the building, parking, and drainage requirements.
    • Building type and size suitable to the client’s current and future needs.
      • Listen to the client’s needs.
      • Present preliminary floor plans and elevations.
      • Present a preliminary site plan for review.
      • Preliminary budgeting value studies.
      • Make changes needed in both building and site plans before moving forward with final plans.
  • Budget the project with a guaranteed price subject to final design by Architects and Engineers that work closely with us. We don’t usually require a price adjustment due to final design requirements.
    • Includes estimated design fees.
      • In this phase of the work, the client and C L C Company will establish a very clear scope and understanding of the work.

Design/Build Phase
We will secure the services of registered Architects and Engineers to complete the final design based on the very clear scope of work established in the preliminary phase. When design is completed we will secure all necessary permits and insurance and begin construction.

NEGOTIATED CONSTRUCTION
The scope of work is not clear enough for bidding; therefore the owner wishes to work with one contractor to value engineer all phases of the project so that the needs and budget of the client are met.

INVITED BID CONSTRUCTION
Project plans and specifications are clear enough for competitive bidding. Usually the bid list is restricted to 3 or 4 capable contractors.
